Portals Nous lies on Mallorca's south-west coast and owes its profile to Puerto Portals, the marina at its centre. Yacht berths, designer boutiques, beach clubs and waterfront restaurants have kept it on the jet-set map. Behind the harbour, Portals Nous and neighbouring Costa d'en Blanes are far quieter than the marina suggests: residential streets, a small beach, international schools within reach and direct road access to Palma, the airport and the golf courses around Santa Ponsa.
Across roughly 260 listings aggregated on Property Guys, the median asking price is about 1.35 million euros. The middle of the market, from the 25th to the 75th percentile, runs from around 0.85 million to roughly 3.5 million euros, and the average works out at approximately 11,700 euros per square metre. These are asking prices from aggregated agency listings as of August 2026, not recorded sale prices. The final price is usually negotiated below the published figure, and the gap widens the longer a listing has been on the market.
The spread between the lower and upper quartile is real: a compact apartment set back from the water and a front-line villa above the marina are both Portals Nous, but they trade in different worlds. Position drives most of it: an unobstructed sea view, walking distance to the harbour and a plot with real privacy each carry a clear premium. Roughly 160 listings advertise a sea view and close to 180 include a pool, so neither feature on its own explains the top end of the range.
Apartments dominate, with around 150 of the current listings, from smaller units in established blocks to large terraced flats and duplexes above the port. Villas account for roughly 70 listings, mostly in Costa d'en Blanes and the elevated streets behind the marina. Beyond that there are some two dozen houses and townhouses, and only a single-digit number of penthouses. Buyers set on a detached home with a garden face a narrower field than the overall listing count suggests.
Only a handful of listings here, around five, come with a tourist rental licence. That scarcity is the key fact: in multi-family buildings, holiday letting has needed the owners' association's consent since 3 April 2025, so a licence cannot simply be applied for after completion. It has to exist already and be transferable to the buyer. If rental income is part of your plan, check the licence number, the property it is registered to and its status with the authority before signing. Buying on the assumption that a licence can be added later is the most expensive mistake here.
Check whether a sea view is legally protected or merely current, since a neighbouring plot can be built up. Compare the registered and cadastral surface with what is advertised, and ask for building and occupancy documents for terraces, pools and extensions. In apartment buildings, read the community rules and recent meeting minutes before committing. Note also that more than a hundred agencies list property here, so the same home often appears several times, occasionally at different prices and measurements.
Bendinat is a calmer, more residential version of the same coastline; Costa d'en Blanes shares the views slightly further from the harbour. Santa Ponsa and Cala Vinyes broaden the choice further west, usually at lower entry prices. Property Guys aggregates every Portals Nous and Puerto Portals listing from local agencies in one place, free for buyers.
