Santanyí is South-East Mallorca's artisan town, built from the honey-coloured marès sandstone quarried in the surrounding fields. The Saturday market fills the old centre, small galleries and studios sit between bakeries and hardware shops, and a short drive away the coast opens up at Cala Llombards, Cala Santanyí and the protected Mondragó natural park. The municipality has become the island's centre for design fincas and minimalist natural-stone architecture, attracting a relaxed, creative crowd rather than the resort traffic of the south-west.
Across the agency listings aggregated on Property Guys, the median asking price in Santanyí is around 1.45 million euros. The middle of the market, between the 25th and the 75th percentile, runs from roughly 0.7 million to just under 3 million euros, and the average works out at about 7,300 euros per square metre. These are asking prices from aggregated agency advertisements as of August 2026, not recorded sale prices. Final sale prices in Spain are not published the way they are in some other markets, and negotiated outcomes typically sit below the advertised figure.
Fincas dominate the supply with roughly 300 country properties, followed by around 230 houses, about 170 building plots, some 140 villas and roughly 110 terraced or town houses. That mix explains a lot about the price spread: a village town house in the old centre and an architect-renovated finca with land and sea views belong to entirely different segments, even though both carry a Santanyí postcode. Plots are a meaningful share of the market here, which matters if you are thinking about building rather than buying finished.
Santanyí is one of the better-supplied municipalities on the island, with roughly a thousand listings offered by around 170 different agencies. Property Guys pulls them into one place, which removes the usual problem of seeing the same house repeatedly under different names. Around 600 of the listings include a pool, and a bit over 200 advertise sea views, so a genuine sea view remains the exception rather than the norm and is priced accordingly.
Only a small minority of the listings, fewer than a hundred, come with an existing holiday rental licence. That scarcity is the point: licences are limited, in multi-family buildings, holiday letting has needed the owners' association's consent since 3 April 2025. A licence attaches to the property, not to the seller's intentions, so it has to be verified in the official register before you sign anything. A listing that mentions holiday use, high season or rental income is not proof that a valid licence exists.
Mondragó and long stretches of this coastline are protected, so building and extending near the natural park is restricted, and a plot advertised as a building plot is not automatically buildable in the way you expect. Design fincas command a premium, which makes it worth confirming that every reform, pool and annexe was legally declared and registered. Rural properties should also be checked for water supply, access rights and whether the registered surface matches what is actually standing on the land.
Buyers who want the south-east's quiet coves, an intact working town and rural architecture, and who accept that the design-finca market here is mature and priced for it. Browse every Santanyí listing aggregated from local agencies on Property Guys, free for buyers.
