Valldemossa is the postcard village of the Serra de Tramuntana: honey-coloured stone houses with green shutters, steep cobbled lanes and the Royal Charterhouse where Frédéric Chopin and George Sand spent a winter. It sits in a bowl of terraced hillsides and olive groves inside the UNESCO-listed Tramuntana cultural landscape, with the small harbour of Port de Valldemossa below and Deià and Sóller further along the mountain road. It is a protected village, not a resort: busy by day, quiet once visitors leave.
The figures here are asking prices from listings aggregated across local agencies on Property Guys, as of August 2026. They are what sellers ask, not what buyers finally pay, and prices in the Tramuntana are usually negotiated below the headline number. The median asking price is around 1.6 million euros. The middle of the market, once the cheapest and the most expensive quarter are stripped out, runs from roughly 1 million to about 2.4 million euros. Across all property types the average is roughly 6,200 euros per square metre, putting Valldemossa in the island's upper tier without south-west coastal extremes.
The market is small: at any given time only around fifty properties are listed in the village and the land around it. About half are houses, typically traditional stone village or hillside homes. A good fifth are marketed as villas, mostly newer or fully renovated houses on plots outside the historic core. Fincas, building plots and apartments each appear only in single figures; the few apartments that surface are usually conversions in older buildings. A pool is closer to standard than to luxury, with roughly four out of five listings offering one. Sea views are far scarcer: just under a third advertise one, mostly on the north-western slopes above Port de Valldemossa rather than in the village itself.
Rarely. Only a handful of the properties currently listed, a low single-digit number, come with a tourist rental licence, and that scarcity is structural rather than temporary. Licences on Mallorca are capped, they attach to the property rather than the owner, in multi-family buildings, holiday letting has needed the owners' association's consent since 3 April 2025. If rental income is part of your calculation, make the licence a condition of purchase: ask for the registration number, check it against the regional tourism register and have the transfer confirmed in writing.
Valldemossa lies inside the UNESCO-protected Tramuntana landscape, and the building rules follow accordingly. Façades, roof tiles, window frames, boundary walls and extensions are subject to conservation requirements, and permits for new construction or added volume outside an existing footprint are hard to obtain. Renovation is usually possible, reinvention often is not. Have a local architect assess what the specific plot allows, check that any existing extension, pool or annexe is registered in the cadastre and land registry, and budget for mountain practicalities: access roads, water supply and winter damp in old stone walls.
Valldemossa listings are spread across close to thirty agencies, and the same house often appears with different photos, descriptions and sometimes different prices. Property Guys collects them in one place, free for buyers, so you can compare the village as a whole, not agency by agency. Because the sample is small, a few new listings move the averages noticeably: treat these figures as a snapshot of the current offer, not a fixed market rate.
