As of September 2026. Source: Property Guys — active for-sale listings from Mallorca agency websites, merged into one search. Free for buyers. All figures are asking prices from listings, not prices actually paid at the notary.
The typical asking price is €1,350,000 — half the properties cost more, half cost less. More informative than a single figure is the range covering the middle half of the market: €686,000 to €2,820,000.
Houses, villas and fincas typically ask €1,855,000, apartments and penthouses €748,000.
Why the median and not an average: the arithmetic mean is €2,275,942, 69% above the median — a single €30m property moves the mean, not the median. That is why searches for the "average price on Mallorca" return wildly different numbers depending on the source.
This report is based on 41,623 active for-sale listings excluding plots, aggregated from 674 agencies with live inventory (909 are listed in our directory in total). A further 2,564 plots are tracked but excluded from the prices above.
The fair comparison between municipalities runs on price per square metre — it makes a small apartment and a large finca comparable. Typical €/m² per municipality (minimum 50 listings with a stated area):
| Municipality | Listings | €/m² (typical) |
|---|---|---|
| Andratx | 2,182 | €11,211 |
| Deià | 87 | €8,694 |
| Calvià | 7,060 | €8,686 |
| Santa Maria del Camí | 384 | €7,959 |
| Palma | 9,300 | €7,186 |
| Santanyí | 1,645 | €6,764 |
| Campos | 1,155 | €6,500 |
| Alaró | 319 | €6,465 |
| Bunyola | 346 | €6,133 |
| Binissalem | 188 | €6,055 |
| Alcúdia | 955 | €5,909 |
| Pollença | 1,192 | €5,842 |
| ses Salines | 825 | €5,750 |
| Esporles | 283 | €5,598 |
| Montuiri | 193 | €5,574 |
Two caveats. For 1,812 listings (around 15%) the location text could not be mapped to a municipality, so the per-municipality counts are lower bounds, not a full census. And the island figure of €6,445/m² describes our inventory, not the market: the typical living area within it is 222 m², so the mix skews to the upper end. The gradient between municipalities is meaningful; the absolute level sits above the wider market.
Most expensive per m²: Andratx (€11,211), Deia (€8,694), Calvia (€8,686), Santa Maria Del Cami (€7,959) — the south-west coast and the Tramuntana. Least expensive: Petra (€2,354), Sa Pobla (€2,796), Inca (€3,069) — the interior and the north-east.
Around 1,500 listings state an ETV holiday-rental licence — roughly one in 28. Note the wording: this is what the selling agency states in its listing, not a check against the official register. A licence attaches to the property, not the seller, and must be verified in the register before buying. A moratorium has been in force since February 2022; new places are barely issued at all.
