It depends on your priority. For year-round city life and the widest choice, buy in Palma and its districts. For prime marina living, the south-west coast around Port d'Andratx and Portals Nous. For design fincas near clear-water coves, the south-east around Santanyí and Cala d'Or. For mountain character, the Tramuntana villages of Deià, Sóller and Valldemossa. For value and authentic village life, the centre around Manacor and Santa Maria.
Mallorca's prime market centres on gated Son Vida and Bendinat above Palma, and the south-west coast — Port d'Andratx, Puerto Portals and Santa Ponsa. These addresses combine sea or Bay views, privacy and the strongest resale.
Palma and its walkable districts of Santa Catalina and Portixol offer schools, services and a year-round community, as does Bendinat. In the north, Pollensa and Alcúdia suit families who want beaches and Old-Town life.
Holiday-rental licences are issued per municipality and are tightening. Detached villas in the south-east (Santanyí, Cala d'Or) and the north (Alcúdia, Pollensa) are the traditional rental heartlands — but a licence never transfers automatically, so always verify status with the town hall before buying to let. See our ETV licence guide.
The centre — Manacor, Felanitx, Santa Maria and Marratxí — and the east-coast resorts around Cala Millor are more attainable than the south-west, with country fincas, wine country and good Palma links.
The typical island price is around €1.2M, but it varies widely: the south-west coast and prime Palma command the highest prices, while the centre and east coast are more attainable. See live per-area figures in our Mallorca market report.
Budget roughly 10–13% on top of the price — ITP transfer tax of 8–13% on resale (or 10% IVA plus AJD on new-build), plus notary, land-registry and legal fees. Non-residents need an NIE number and usually a Spanish bank account before the notary.
